What we know
Kimco Realty is pursuing mixed-use redevelopment of Heights Plaza at West 20th and Yale. Its third-quarter 2026 supplemental lists the property among Projects Undergoing Entitlement, with a preliminary program of 400 residences and approximately 71,000 square feet of retail. The retail figure is similar to the existing center's size and should not be read as additional retail. Building heights, final tenants and a construction schedule remain unannounced. The published image shows the shopping center before redevelopment.

Compare how the documented project program has been presented over time. Earlier plans, marketing figures and later construction details are not necessarily evidence of a facade redesign.
