What we know

Rice University confirmed that the seven-story Arc at the Ion District broke ground on November 4, 2026. Developed by Rice Real Estate Co. in partnership with Lincoln Property Company, the nearly 200,000-square-foot Midtown innovation, lab and office building will include flexible research and corporate innovation space, retail and dining, amenities and a shared plaza with the Ion. Rice plans to occupy nearly 80,000 square feet, including space for its AI Foundry. Rice forecasts completion in the second quarter of 2028; the ceremonial groundbreaking is confirmed, while the actual start of on-site construction operations is not separately documented.
